§ 1 – The Rental Agreement: The rental agreement confirms the lease entered into between the tenant and owner John Sjøstrøm. The agreement is binding. The rental covers the holiday property described, including all fixtures and fittings as stated in the listing. Jurisdiction: The Court in Rønne. The property may not be occupied by more persons than stated in the description without prior written permission. By entering into this agreement, the tenant confirms they are at least 18 years of age and legally competent.
§ 2 – Payment Terms: The first instalment (30% of the total rental amount) is due no later than 5 days after the rental agreement is issued. The remaining balance (70%) is due no later than 60 days before the start of the rental period. If the agreement is issued less than 45 days before arrival, the full amount is payable immediately upon receipt. Once payment has been made, the rental agreement is non-cancellable.
§ 3 – Insurance: No insurance covering personal injury or damage to property has been arranged in connection with this agreement for the tenant or their companions during the rental period.
§ 4 – Stated Prices: All stated prices are exclusive of energy consumption, water and final cleaning. No additional charges apply for a baby cot, highchair or internet access.
§ 5 – Cleaning: The tenant is contractually obliged to keep the property clean throughout the stay and must leave it in a tidy condition at the end of the rental period.
§ 6 – Damages: The tenant is responsible for all property and contents belonging to the holiday home and is liable for any damage caused during the stay. Any damage must be reported to the owner immediately. All damage must be settled before departure. Any damage or deficiencies discovered after the tenant’s departure will be repaired at the tenant’s expense.
§ 7 – Force Majeure: Owner John Sjøstrøm reserves the right to terminate the rental agreement with immediate effect in the event of force majeure, war, strike, epidemic, or restrictions on oil or fuel supplies or similar circumstances.
